Q. My realtor recommended you, should I use you or are you going to overlook defects and problems with the house so that the sale goes through?

A. I hope your realtor recommended me because I do a thorough job, have a lot of knowledge about houses and will answer any questions you have about the apparent condition of the home. I will do anything I can to help you close on time.

Sometimes a home will have some issues that the buyer wants repaired before the transaction moves forward. In a situation like that a great inspector can be very helpful. With your permission I can speak with your realtor the sellers realtor, lawyers and repairmen to make sure the issues with the home are understood so that repairs can be made as soon as possible and closing dates can stay the same. I have the ability to pull the specific issues out of your report and email this information to those involved. Not all inspectors have the ability to do this.

I have seen a few realtors wince when I pointed out an issue, but I have never had a realtor ask/ suggest or otherwise indicate that they did not want me to report a defect of any kind to a potential buyer. If that were to happen not only would I report the defect, I would report the realtor to their licensing board. When you hire me I work only for you and after the inspection is done I will still be available to answer questions you may have.

There are sound reasons for a smart realtor to recommend the best inspector they know of. Dependable, Honest, knowledgeable and available after the inspection to help clarify any issues that may come up. These are qualities that can help the home buying process move along smoothly.
