What is a home inspection?
It is an objective
visual examination of the structure and systems of the home. A home inspector evaluates the structure of the house and gives
feedback about other systems such as the roof, plumbing, electrical system, heating and air conditioning units, insulation,
doors, windows and more. If a problem is discovered, we will make you aware of it and I may even recommend a further evaluation.
A home inspection is not an insurance policy or a warranty. It is a method to assist you in understanding the homes condition...
Why do I need a home
inspection?
A home is most likely
the largest investment you will ever make. You should know as much as you can about that investment before you buy. By knowing
the condition of the home, you can make an informed decision that can minimize unpleasant surprises that appear after you
purchase the home. We will also comment on the maintenance of the home that could help you avoid costly future repairs.
What if my house fails
the inspection?
The house can not
fail a home inspection nor can it pass. The inspection reports the condition of the home. If the house is missing its roof,
than it's a house without a roof. This might be helpful information, if you prefer your house to have a roof. By knowing the
condition of the home, you can make an informed decision that can minimize unpleasant surprises that appear after you purchase
the home.
Why can't I have my
brother inspect my home? He's a carpenter.
This is a mistake
many make when purchasing a home. Although the person you are considering may be very skilled, they are not trained or experienced
at professional home inspections. They may be qualified to examine part of the home but how much do they really know about
the other systems? Plumbing, electrical, structure/ foundations, roofing, heating/ air conditioning, etc... Also, a contractor
may have a conflict of interest. If he's a roofer, you may find you need a new roof.
Are home inspections
required?
Home inspections
are an extra expense and usually optional. So, do you really need one? Probably, but a home inspection is money well spent.
Often a home inspection will uncover one or more issues that need attention. If you can negotiate with the seller to make
repairs or reduce their price, you may save more than the inspection cost.
What if the inspection
uncovers problems?
First, your offer
to purchase should have included a detailed statement regarding your rights to a home inspection. The standard contract used
by real estate agents may give you the right to back out of a contract if a home inspection uncovers more problems than you
are willing to deal with. If it does not, the wording should be added in the form of a contingency.
If it is a brand new
house, do I still need a home inspection?
Yes, new construction isn't always problem-free. And if you have a warranty now is the best
time to get it repaired.
How long will the inspection
take?
The time for an inspection
can vary depending upon the size of the home. A typical inspection takes between 3 to 4 hours. The inspection may take longer
if it is a large home or the home is in poor condition.
How do you report the
information on the house?
You will receive
an easy to read, detailed report. The report will contain any problem items that need to be addressed as well as maintenance
tips. It has photos to help you get a clearer understanding of what is being reported. It will be available within 24 hours,
in most cases, but no longer than 48 hrs. and can be delivered by E-mail, fax, or mailed depending on your preference. The
report can also be made available to your lawyer or agent.

Do I have to attend
the inspection?
No, you do not have

your home.
